About the Project
OUR MISSION
The mission of the Barracks is to provide housing for seasonal and year-round workers at Provincetown businesses. Without the staff in local businesses, Provincetown would not be the vibrant community that it is today.
We will also provide dormitory space for seasonal educational programs bringing students to Provincetown in the depths of the off season.
Patrick Patrick
PRINCIPAL
A Provincetown native currently splitting time between Provincetown and Ireland, Patrick has a diverse background in real estate and business development.
Holding a BS in Entrepreneurial Studies and Marketing from Babson College, he has spearheaded major projects such as the Provincetown Barracks workforce housing and Patrick Studios, and is the owner of Marine Specialties retail store. His expertise includes developing subdivisions, commercial buildouts, and property management.
Additionally, Patrick serves as President of the Provincetown Chamber of Commerce and enjoys travel, volleyball, and soccer in his free time.
Funding Sources
MUNICIPAL FUNDING
Proposed municipal funding is a $100,000 subsidy per unit for 13 of the 15 apartments which will come with year round deed restrictions.
The remaining two apartments are for the owner and staff of the Barracks and will not receive town subsidy.
ADDITIONAL FUNDING
Developer, state, commercial lender, and private investor funding will provide the balance of project funds.
RESIDENTS & RENT
Who will live in the Barracks?
Employers are making a financial contribution on an annual basis to secure housing for their staff.
This structure insures that the vast majority if not all residents will work in Provincetown businesses.
What is the proposed rent?
Year-round apartments rents for residents will range from $1,900–$2,500 per month. There is an additional payment from employers that will make up the gap between these rents and actual construction and operating costs.
Seasonal dorm room rent is $4,500–$6,000 per person per season. There is an additional payment from employers that will make up the gap between these rents and actual construction and operating costs.
Rents for units not already under contract are subject to change if tariffs or other factors increase construction costs.
